The clay moved. The pipe cracked. Now the hall closet smells like a creek bank.

In Irving, mold rarely starts with rain. It starts with a slab that shifted on Blackland clay, a copper line that split in a freeze, or a drain pan in a 130-degree attic that quietly overflowed. The stain on the wall is the small part; the wet material behind it is the job. Call us now and tell us what you see.

A warm spot on the floor is the first sign most Irving homeowners miss

You noticed the hall tile felt warm under bare feet in March, when nothing should be warm. A month later the closet carpet smelled sour, and the baseboard along the shared wall had a gray fuzz you could not wipe away. In a slab house that sequence usually means a hot-water line under the concrete has been leaking for weeks.

A local provider does not start with a scraper. They walk the house with a moisture meter and a thermal camera, read every wall in the room and the ones behind it, and mark where the wet stops. On a slab there is no basement to show you where the water went, so finding the line that failed is part of the work, and the plumber often arrives before the demolition does.

Texas licenses this trade. A company that cleans up more than 25 contiguous square feet of growth needs a mold remediation contractor license, and the same company may not assess and remediate the same project. When you call this number, you reach a provider who handles the removal and can explain where their work ends and the rebuild starts.

Agent ready to take your Irving mold callStanding by

Someone is available to take your Irving mold call right now

Describe the leak that started it and where the growth is showing. Your call goes to an independent local provider who handles mold removal and remediation across Irving, Las Colinas, Grand Prairie, Coppell, Farmers Branch, and the Mid-Cities.

  • Say what let the water in: a slab leak, a water heater, a washer or ice-maker line, the attic air handler's drain pan, or a roof that lost shingles in a hailstorm.
  • Tell them if a pipe split in the February 2021 freeze or a later cold snap, and how long it ran before anyone noticed.
  • Mention where the musty smell is strongest and whether it gets worse when the air conditioner cycles on.
  • Say whether the growth is on drywall, a cabinet floor, tile grout, carpet pad, or the roof decking you can see from the attic hatch.
  • Tell them if a plumber or roofer has already fixed the leak, and when.
  • Say whether the house is a 1960s south Irving ranch or a 1990s Valley Ranch two-story; the plumbing and the attic differ, and so does the plan.
  • Keep the property address handy, along with a number the provider can call you back on.

What the crew does in an Irving slab house, and what you get for it

What happens What it means for you
Plastic across the doorway and tape over the supply and return grilles Dust from the wet drywall stays in one room instead of riding the ductwork into the bedrooms
A HEPA air scrubber ducted out a window so the room runs under negative pressure Spores pull inward toward the filter rather than drifting down the hall
Drywall, pad, and baseboard cut to the moisture reading, not to the stain Only the wet thirty inches come out when only the wet thirty inches are the problem
Studs, bottom plate, and slab edge HEPA vacuumed and wiped The framing that stays behind is clean, not boxed in damp and forgotten
Air movers and a dehumidifier run until the slab and framing meter dry New drywall waits for dry wood, not for a date on a calendar
The line between removal and rebuild written down before the first cut You know which company closes the wall and what your Certificate of Mold Damage Remediation will cover

Before you reach for the bleach again

A spot you can cover with a dinner plate, on tile, grout, or painted concrete, comes off with detergent and a rag. The same patch on drywall, a cabinet floor, carpet pad, or a closet ceiling is not; bleach soaks the paper face and leaves the growth inside the gypsum. Close the door, leave the air conditioning running, take photos, and look for what got the spot wet: the water heater pan, the ice-maker line, the washer hose, or the bathroom on the far side of that wall.

Why a house on Blackland clay grows mold in a dry month

Irving sits on Blackland Prairie clay that swells after a wet spring and shrinks through an August with no rain. Nearly every house here, from the 1950s ranches around Plymouth Park to the 1990s two-stories in Valley Ranch, rests on a concrete slab with the water lines run through or under it. When the clay moves, the slab flexes, and a copper joint or a cast iron drain opens up where no one can see it. Most of the city's water is pumped from Lake Chapman to Lewisville Lake and treated by Dallas, as the city's Water Utilities department explains, and an unexplained jump on that bill is often the first hint a slab line has opened.

Two weather events still show up in Irving walls. On February 16, 2021, the National Weather Service office in Fort Worth recorded a low near zero at DFW Airport, and attic supply lines across the city split and ran into ceilings for days. Spring hail cracks shingles that leak onto roof decking all summer, and on October 20, 2019, an EF3 tornado touched down just north of the Trinity River in northwest Dallas, a few miles east of the Irving line, and tore roofs open across North Dallas.

Will my insurance pay for mold after a slab leak?

Nobody on this line can tell you what your policy pays, and we do not guess. Most Texas homeowner policies pay for a sudden leak, exclude a slow one, and cap mold at a set dollar amount unless you bought an endorsement. The provider documents the growth with photos, records a moisture reading for every wall, and hands you a line-item scope. Your adjuster works from that record. If water is still running, shut the main and call before the adjuster arrives.
